Creating a New Query
Overview
Queries are used to communicate directly with lenders regarding a mortgage application, property transaction, or case-specific enquiry.
Before a query can be submitted, VERSA Connect requires key case, mortgage, and property information to ensure the enquiry is linked to the correct transaction and routed to the appropriate lender team.
Before You Begin
Before creating a query, ensure you have:
- The lender's mortgage reference number
- A conveyancer reference number
- Property information
- Details of the enquiry you wish to raise
- Any supporting documentation that may be required
Creating a Query
Step 1: Navigate to My Queries
- Select My Queries from the left-hand navigation menu.
- Click Add Query.
- Select the lender from the dropdown list.
- Enter the mortgage reference number.
- Click Search.
Step 2: Check for Existing Mortgage References
A search window will appear allowing you to verify whether the mortgage reference number already exists within your firm's records.
If an existing mortgage reference is found, the system do one of two actions:

If the mortgage reference number number exists and is linked to your firm, you will be navigated to the Queries tab for that case.
- If the mortgage reference number number exists but is not linked to your firm you will be shown the follow message "The case you are trying to rase a query for is not assigned to your firm, please recheck the Mortgage Reference Number and try again”
These searches are designed to prevent a duplicate case from being created.
If no existing record is found, you can continue creating the query.
Step 3: Complete Case Information
Enter the required information, including:
- Conveyancer Reference
- Case Type
- Property Address
- Build Type
- Tenure
- Anticipated Completion Date
- Completion Date (if known)
- Purchase Price
Fields marked with an asterisk (*) are mandatory.
Step 4: Create the Case
Once all required information has been completed:
- Review the information entered.
- Select Create.
You will then be taken to the query creation screen.
