Managing Property Information

Overview

The Property section stores key information relating to the property associated with a case.

Maintaining accurate property information helps ensure that queries, communications, and case activities remain linked to the correct property record.

Viewing Property Information

To view property details:

  1. Open the case.
  2. Navigate to the Property tab.

      You will be able to review:

      • Property Address
      • Build Type
      • Tenure
      • Linked Queries

      Understanding Build Type

      The Build Type identifies the type of property involved in the transaction.

      Examples include:

      Second-Hand Property

      A property that has previously been owned or occupied.

      New Build Property

      A newly constructed property that has not previously been occupied.

      Selecting the correct build type helps lenders apply the appropriate lending criteria and requirements.

      Understanding Tenure

      The Tenure identifies the ownership structure of the property.

      Available options include:

      Freehold

      Ownership of both the property and the land on which it stands.

      Leasehold

      Ownership of the property for a fixed term under a lease agreement while the land remains owned by a freeholder.

      Commonhold

      A form of ownership where individual owners own their unit and collectively manage shared areas.

      Viewing Linked Queries

      The Property tab displays the number of queries associated with the property.

      This allows users to quickly identify whether enquiries have already been raised before creating additional queries.

      Updating Property Information

      To update a property's details:

      1. Open the Property tab.
      2. Select the Pencil icon.
      3. Edit the required information.
      4. Select Save.

              Any updates will be recorded within the case history.

              Best Practice

              Before creating a query, verify that:

              • The correct property has been selected.
              • The address is accurate.
              • Build Type is correct.
              • Tenure has been recorded correctly.

                      Accurate property information helps prevent delays and ensures queries are routed correctly.
